Q3 2026 Douglas & Elbert County Housing Market Update

Here's what's actually happening in the Douglas and Elbert County housing market this quarter — the real, local numbers, not the national headlines that don't always reflect what's happening on the ground here.

The headline numbers

As of Q3 2026, based on data through July, median home prices are running roughly $680K to $725K across most of Douglas County, with Elbert County (including Elizabeth and surrounding acreage properties) trending anywhere from roughly $479K for standard homes to $894K-plus for equestrian and larger-acreage properties. Homes are spending an average of 93 days on market in Castle Rock, 66 days in Parker, and 109 days in Elizabeth before going under contract right now, based on our own local market tracking over the past 30 days.

Inventory and sales activity

Sold-listing activity looked mixed across our three towns this past month — Parker saw more closed sales than the prior 30-day period, while Castle Rock and Elizabeth saw fewer, even though average sale prices moved higher in both of those towns. That combination — fewer sales at higher prices in Castle Rock and Elizabeth, more sales at slightly lower average prices in Parker — suggests the market is behaving differently street to street and town to town right now, more than one single "the market is up" or "the market is down" headline could capture.

What this means if you're buying

If you're buying in Castle Rock or Elizabeth right now, expect somewhat less competition per listing than the tightest points of the past couple of years, but don't expect that to automatically translate into steep discounts on well-located homes — sellers of desirable properties are still getting strong prices. Parker's stronger sales volume may mean a bit more to choose from, particularly outside the most sought-after neighborhoods.

What this means if you're selling

If you're selling in Castle Rock or Elizabeth, current data shows buyers are still paying up for the right home, but plan for more time on market than the tightest points of the past few years — accurate pricing from day one still matters more than ever when homes are sitting longer. In Parker, faster average days on market means well-prepped, accurately-priced listings are still moving efficiently, even with more competing listings.

A note on the acreage and horse-property market

The market for acreage and horse properties in Elbert County tends to move differently than standard suburban resale homes, often with fewer comparable sales to draw from and more variation based on specific land features (water rights, outbuildings, pasture condition). If you're buying or selling in this segment specifically, reach out for a more tailored read than general county-wide statistics can provide.

Looking ahead

We're watching whether Castle Rock's longer days-on-market this summer is a seasonal pattern or a sign that buyers are getting more selective at higher price points, and whether Parker's stronger sales volume carries into the fall market.
